Method

Clarify before committing resources.

Clarify your uses and constraints

I start by listening: How do you use the property today? How would you like to improve it? What are your short- and long-term plans? What resources will they require? I take the time to understand your habits and requirements. Together, we define the objectives, budget, timescale and technical or family constraints before any resources are committed.

Understand the property and identify its technical features

Records of past work are often patchy. I gather the documents that are available, and the accessible elements are reviewed according to the scope of the assignment. Observations and assumptions are set out, missing information is identified, and the necessary checks are carried out. Where needed, one or more surveys are made.

Compare and prioritise

Options are assessed against your objectives, their practical consequences, indicative budgets and the timetable. A decision may also be to postpone work or to commission a further study.

Make an informed decision

My central role is to support you in making decisions when needed: the direction of the project, the choice of a quote or a contractor, technical choices. You keep the decision; I provide technical and asset-management insight. Where a decision is complex or involves several decision-makers, I produce the material that allows everyone to share an understanding of what is at stake.

Clear, concise documentation you can share

Every finding, every report and every record of completed work (as-built file, known in France as the DOE) is delivered to you in a readable, concise format. Where your property is followed over the long term, these documents are kept in its property file. Where documents need to be shared with third parties, I produce a shareable file that can be used as a decision-making or contractual document. This service is included in the technical and asset follow-up offer.

A local technical point of contact

I do not replace the concierge service, the estate agent or the contractor. I am your local relay when you cannot be on site. My role is to act on the owner’s behalf and to represent their interests when they are absent.

Transparent fees

Content, timetable, deliverables and fees are agreed before the assignment begins. The choice of professionals remains guided by the needs of the property and the owner’s decisions.
