Professionals: what you gain from working with me
I am paid by the owner alone. That is the condition for neutral advice to your clients.
Maxime OGER, holder of the French architect’s degree, based in Pouldreuzic. When a technical question about a house goes beyond your role, I give the owner neutral advice: the condition of the property, the cause of a defect, the works to plan and in what order. You keep your profession and your relationship with your client.
Choose your profession to see what is in it for you.
01NotariesShared facts for the heirs, without you having to settle technical questions yourself.
Heirs sometimes disagree less about the law than about what nobody knows yet: the real condition of the house, and what it might cost to keep it, repair it or sell it as it stands. Everyone may have an idea, a builder, a figure, and the file may stall.
What is in it for you
- The heirs can discuss the same facts, which may help the file move forward.
- You do not have to arbitrate the technical debate.
- The available documents can be brought together: planning permissions, invoices and certificates for past works, drainage, plans.
For your client
The same document for every heir, sent at the same time: condition of the building, urgent works, works to plan and their order of cost.
What I do not do
No valuation, no taking sides and no works to sell. You keep control of the file.
02Wealth managersRecommendations that can take the real condition of the property into account.
A family home, a second home or a property held through an SCI weighs in an estate. Its condition and the works ahead may be poorly known, yet they can weigh on the cost of every option.
What is in it for you
- Your scenarios (keep, pass on, sell) can rely on a documented estimate of works rather than a guess.
- A technical contact who sells neither works nor products: your advice remains the only wealth advice.
- A better-informed client, which may strengthen their trust.
For your client
The condition of the property item by item, its priorities and budgets for works over several years, with the same report for every co-owner.
What I do not do
No valuation and no financial, legal or tax advice: those decisions remain yours.
03Estate agentsA buyer better informed about the house, which may help the sale go through.
What is in it for you
- A buyer who lives far away can more easily gather the quotes the bank asks for, which may avoid delays between contract and completion.
- A defect found can be explained calmly, with its likely cause and extent, which may avoid worrying the buyer needlessly.
- You stay in your role, without carrying technical questions alone.
For your client
An independent technical view of the house and its works, before or after the purchase.
What I do not do
No viewings with buyers, no negotiation, no opinion on price, and no contact about the sale without you: that is your job.
04Letting agentsA quick written answer to the owner when the property has a problem.
A tenant reports damp, a leak or a crack. The owner lives far away and asks you what to do.
What is in it for you
- You can answer the owner with written, dated findings, without having to give your own view on the technical cause.
- A better-targeted repair, which may limit tenant complaints and disputes.
- Between two lets, a list of works ranked by priority to put the property back on the market.
For your client
The likely cause of the problem and clear recommendations, in writing.
What I do not do
No lease management, no handling of money, no dealing with the tenant in your place, no regulatory surveys.
05Property managing agents (syndics)General meeting decisions taken on a clearer basis.
For small co-owned buildings and houses in co-ownership: a leak whose origin is unknown, quotes that are hard to compare before a vote.
What is in it for you
- You can present a neutral analysis at the meeting, prepared by someone with no works to sell.
- Co-owners may understand the problem better, which may make the vote easier.
- You may no longer have to carry the technical opinion on defects and quotes.
For your client
Findings, the likely cause, written recommendations and a comparison of the quotes received.
What I do not do
No project management and no presence on site during the works. Firms are chosen and paid directly by the co-owners.
06Concierge servicesYou are the eyes and the keys of the house. I bring the technical support.
You visit your owners’ houses regularly. You may see something beyond a routine visit: a crack opening up, damp coming back, a roof damaged after a storm, a quote that looks high or incomplete. The owner then asks you: “What do we do?”
What is in it for you
- You can offer a serious answer, without leaving your own trade.
- The owner sees that you know who to call, which may strengthen their trust.
- When one of my clients is looking for a concierge service, I give them your name.
For your client
Written, dated findings sent directly to the owner.
What I do not do
No holiday letting, no welcoming guests, no cleaning, no regular visits, no key holding. Those are your areas.
My commitments to you
- No commission or referral fee, in either direction. I am paid only by the owner.
- I stay out of your trade: no valuation, no transaction, no legal, tax or financial advice.
- Neutrality: the same information for every owner or heir.
- With the client’s consent, you receive a copy of my findings.
