Initial assessment

The state of your house element by element, what comes first, and a calendar to keep it in good order.

Whether buying, inheriting or reviewing a property you already own, the assessment relates visible condition to your intended use, objectives and constraints. Technical follow-up is considered only when there is a specific need.

What it includes

  • A preparation call, and a look at the documents you already have: reports, invoices, plans, guarantees.
  • A visit inside and out, element by element: roof, walls, joinery, damp, heating, water, ventilation, outbuildings.
  • A written report with labelled photographs, priorities and indicative budgets.
  • A maintenance calendar: what to check or service, and when.
  • A debrief by phone or video call.

Price

Individually quoted

Quoted above 150 m². A written agreement and a 30% deposit before the visit. I work throughout South Finistère; further afield on special request.

The Technical follow-up is individually quoted only where complexity, changes to observe or successive decisions justify it. No follow-up is required by default. A Targeted technical visit may be sufficient for one specific concern.

This is a visual review to help you decide and plan. It does not replace the reports required by law for a sale, or a structural engineer’s study.

Are you an estate agent?

An informed buyer can identify questions and works to investigate before committing. The assessment supports a free decision to proceed, seek further checks or reconsider. It is not intended to guarantee that a sale goes through.

  • I never give an opinion on the price or on whether to buy.
  • Visits are arranged with the agency, in your presence if you wish. I never contact the seller without you.
  • My observations cover maintenance and works to plan, not the value of the property.
  • I take no commission.
